It isn't going directly to the banks, it's going through the Spanish government's FROB, which is sort of a hybrid TARP/FDIC. So the money will ultimately flow to the banks, but Spain is the debtor to the Eurozone.
So far the "hope" has been all smoke and mirrors. Longer term mortgages, fees tacked on, a few years of lower payments then a large increase. What they need is a reality check and to walk if that makes sense.
Only one thing could break up the chain of crabs: a Goldilocks hermit crab for whom the shell introduced by Lewis and Rotjan was just right. As soon as such a crab claimed its new home, all the crabs in queue swiftly exchanged shells in sequence. The largest crab at the front of the line seized the Goldilocks crab's abandoned shell. The second largest crab stole into the first's old shell. And so on.
No one had ever documented such well-orchestrated shell swapping before, but similar behavior was not unknown. In 1986, Ivan Chase of Stony Brook University made the first observations of hermit crabs exchanging shells in a "vacancy chain"—a term originally coined by social scientists to describe the ways that people trade coveted resources like apartments and jobs. When one person leaves, another moves in. Since then, several researchers—including Lewis and Rotjan—have studied the behavior in different hermit crab species.
Some preliminary evidence suggests that other animals use vacancy chains too, including clown fish, lobsters, octopuses and some birds. As Chase explains in the June issue of Scientific American, vacancy chains are an excellent way to distribute resources: Unlike more typical competition, a single vacancy chain benefits everyone involved—each individual gets an upgrade. So it makes sense that hermit crabs and other animals have evolved sophisticated social behaviors to make the most of vacancy chains.
CR argued: "When the expectation is that prices will fall further, marginal sellers will try to sell their homes immediately. And marginal buyers will decide to wait for a lower price. This leads to more inventory on the market.
But when the expectation is that prices are stabilizing (the current situation), sellers will wait until it is convenient to sell. And buyers will start feeling a little more confident."
I agree. Although it may seem like a minor thing, there's a big difference in conditions between being forced to sell and having the choice of timing.

The downturn in Europe has been matched by decelerating growth in rising economic powers such as China, India and Brazil.
“We are seeing a global slowdown,” said Scott Anderson, senior economist at Wells Fargo & Co. in Minneapolis
The effects are already evident in relationships with key trading partners. U.S. exports to the European Union, for example, fell 11.1% in April. And exports to China dropped 14%.

Waitaminute. That would be $1T euros. Where'd that figure come from?
This bailout money (however much it turns out to be) is going to be added to Spain's indebtedness and there will likely be additional government budget cuts to compensate for it, leading to more economic weakness, etc.

Vote for Obama he won't kill as many innocents as Romney
The votes for Obama have already resulted in the deaths of uncounted innocents. President Romney's count is still zero. Can we please stop with all the empty rhetoric?
"there are about 75 million owner occupied homes, and about 11 million have negative equity"
But since people with negative equity cannot sell then you have to surmise that this segment will contain a lot of trapped buyers and so wannabe sellers will be over-represented in that market.

It always amazes me that there are cities where you can go out to nightclubs and breath smoke-free air, but when you come home to your apartment you have to breath the neighbor's cigarette smoke coming in under the door and through the AC vents.
But he's promised to fix that as quickly as possible. Could you possibly be implying that Mr Romney is a liar? (Watch it mate. He's probably got a little list, and your name could end up on it).

Yes, he planned it out before hand.

He accounts for his unpopularity amongst mainstream economists by saying that it’s understandable that “economists would reject a new system that challenges their monopolistic knowledge system.”...
EO: What do you mean we didn’t realize the importance of money? Song: ...When I initially proposed this concept, people were confused and asked, “how could a war break out between currencies?” However, as people became more aware of the world’s economic environment, they started accepting the possibility.
There is no systematic research on the competition of currencies and money in China. Only monetary theories or economics are studied. China has neglected the importance of finance as a tool, a measure and a weapon, which could be vital for her development, economy and national security in the future. Therefore, my central point in all four books is actually the influence that money has on the fate of a country and the world....
EO: What’s have you found? Song: Based on a recent survey that I did at ETH Zurich University...
The graphic is ubiquitous. Try to find credit for Song Hongbing in the PR.
we analyzed the equity structure of 37 million transnational enterprises and found that 147 of the biggest financial institutes exercise control over 37 million enterprises.[...] Many big financial families set up funds and donated their fortunes, especially after 1930. What they want is the control instead of the ownership. Although there might be some philanthropists, the common practice of setting up charity foundations doesn’t seem logical to me....
EO: In your supposed era of warring states, does China have a decisive role? Song: I’m not so pessimistic about that. The core idea is that a large domestic market is the base for a country’s ascent. Some have mentioned the internationalization of the yuan, however it’s obvious that the yuan can’t become the world’s reserve money if China’s domestic market isn’t the largest in the world. The Chinese economy is dependent on exports, which means the currency will flow back when goods are exported. Japan and Germany both tried the internationalization of deutschmarks and yen. However, their share in the international currency never exceeded 7%, which is also because of their export-orientated economies.
This could serve as a lesson for China. A third of China’s GDP comes from its domestic market, which is only a ninth of the size of the American market. The best outcome for export-oriented countries can’t be better than was the case for the deutschmark or the yen.
What’s the strategic purpose of promoting the internationalization of the yuan? In my opinion, the answer is to replace the dollar. However, is it possible to guarantee an efficient supervision of yuan trading abroad now? The more yuan that flow abroad, the more dangerous it will be. The same applies when pricing the yuan. If the State Administration of Foreign Exchange and the People’s Bank of China set up the exchange rate at 6.36, while the deal in New York 5, which standard will the market follow? As there are many financial derivatives abroad, the number of the deals there may exceed those in Beijing. In this case, China may lose the pricing right.
This is precisely why I look into the past. Looking back, we can observe how the pound and dollar rose. When comparing the domestic market in the U.S. and Great Britain to the one in China, it’s impossible to argue that the yuan could replace U.S. dollar in the next 30 years. It would be better to promote an Asian currency and benefit from the indirect internationalization of yuan. However, there are also problems, such as how Asia should be integrated.

72, but this system isn't very accurate. The most walkable neighborhood in my city isn't even listed, and what is listed as the most walkable neighborhood isn't.

One read through was sufficient. I am reminded of my recent vacation with two friends, one of them a university professor. He was repeatedly frustrated by the interruptions by his two travel mates. He had been conditioned by his work to expect rapt attention to his monologues and found the lack of same from his age peers disconcerting. He eventually got over it.

When we moved, we spent an evening walking around.
Found lots of stuff, we're very happy here.
The only thing not within a quarter mile is a bar with a TV. We want to find a place to watch sports. (we don't have a TV). There is a bar about a mile from here, but we would need to take the bus as it is too hot in the summer to walk and we don't want to walk home if we drink too much. Haven't tried it yet. There is an empty resturant with a nice patio near the corner which would make a great bar. Maybe when light rail gets here someone will put something in that space.
We already do; it has been US policy for at least three decades.

Matt, I'm doing a BPO for a friend, it's a nice little compound with 3 units. 2, 2 bedroom 2 bath homes and a granny over the 3 car garage. The county shows 1 2/2 but all the units have been there since the 1930's. Legal, non conforming. Do you see much of this kind of thing?
If there is a nearby place you like, why not suggest it to the proprietor?
Yep.
People will go to the store closest, as long as they offer quality and aren't over priced.
Most of the mom & pop places are on the list by me, but not all.
As a buyer, non-conforming structure should not be considered when appraising the home.
Legal nonconforming income property should not be considered? I hope POIC has your Real Estate column above the fold on the front page of his newsletter. You really believe that the income from LEGAL units does not affect value?
And by "generate", we might also infer "manufacture"... luckily with all the large-scale domestic surveillance programs instituted, especially since "freedom itself was attacked", there will be no lack of data to sift through.

I lived at a place where the were no common AC units but for some reason whatever the person downstairs was cooking I could smell in my apartment even though the floors were separated by concrete.

Banks are back to their old MO and SOS with $100 down or 3% down, 30 year home loans @ 3.7% in 22 states, and they are selling these loans to HUD and FHA as I had posted months ago....even loaning out extra money to remodel. Who else would ultimately own these loans long term at full price (certainly not the hedge funds who are buying on the cheap) but the corrupt and bankrupt govt? No wonder the Denver home market is booming with sales up 25% over the last year, prices up 12%, and inventory dropping like a rock. When you don't put the criminal bankers behind bars, they'll do the same thing over and over again. And the same, desperate, stupid people with no savings will gladly gamble at future taxpayers expense and accept the same stupid loans that caused the problems during the earlier housing bubble. If you look at M-2, it is still going up parabolically even w/o QE3 and even with the monetary base flatlining due to termination of QE. Why? With interest rates artificially low thru QE1 and 2, Ben cherry picks and uses short term treasuries to "twist trade" for the long term treasuries to lower them even further. Who else but our corrupt govt would initially print via QE and then "twist trade" for the majority, around 61%, of these debt instruments and then go out and buy the new home loans generated by these 3.7% rates plus the huge leverage provided by the $100 down and the 3% down payments. This humongous leverage certainly provides the counterbalance for Wal-Mart and McDonalds pay scale jobs. And of course, we've got the other bubble with student loans. Those running this country are putting the tab for this new bubble up on our children and their progeny since you've already been screwed. And if this newly enhanced bubble hasn't reached your area yet, maybe you should stay tuned, be patient, and give it a little time. A quick check of my shallow archives shows some analysis of the walk score project back in 1999. At the time it was considered a joke and a flawed model.

I like it.
I can use it to find what is near rail stops etc. Plan a day, find a place for lunch or dinner near where I plan to be.
And I can see why you are not an appraiser or an agent.
No you can't. Go right ahead and give an appraisal for a non-conforming structure.
You. go. right. ahead. and. do. that.
It's LEGAL non conforming, there is a difference. And it is a BPO not an appraisal, a BPO does not have to conform to USPAP. Even an appraiser takes into consideration the value of a LEGAL non conforming structure. Wander over to the appraisal institute and read up on it.

I'd venture that's the real problem, not the accuracy per se (oh, and we all have seen how RD feels re Wiki's, so that's not worth pointing out to him)
My local convenience store used to be a Wilson Farm's...local business, well stocked & staffed. Now it's a Seven-Eleven, with abysmal product choices and understaffed.
Over the last couple of years I have noticed the mom & pop places doing better and the big chains closing, at least for resturants.

With restaurants it's probably about the service. The chains can push their employees to improve service but in the final analysis they're still employees and the incentives are still a bit indirect. A restaurant owner who is right there looking over the operation and dealing with the customers directly is on another level altogether.
Yeah, I'm starting to see a shift here as well. They started a little farmers market at the Marina down the street from my job and it's really taken off. They actually had to start another one on Sundays because the Saturday one was so busy. They now do one in town and one on the beach.

From 2006 onwards, information on changes and cancellations made to the mortgage registers will be published. The breakdown of all this information is based on a number of variables, such as the estate mortgaged and the moneylender.

Metrics aren't perfect. Mines 87.
But....there are few jobs in the neighborhood that pay enough to allow you to live here. Which forces you to commute. Public transportation out of the neighborhood fairly well sucks. Takes 45 minutes to get down town by bus. Some other neighborhoods in San Francisco have the same rating, yet public transport is good, 15 minute bus rides to down town, 5 minute walk to Bart. So here you ned a car, other places you don't.
So walkable as they measure it is just convenient when you feel starting up the car is more trouble than walking. You save money when you can actually get away from the expense of having one. I suspect a better metric is how many cars per capita there are in a place.
yagij, you need to start stashing that expensive coffee creamer.
I'm aware of the free offerings online, and a few--by "few" I mean 1--people at my Big Ed franchise recognize that the model for higher education is going to be crushed by the efficiencies and productivity gains that have hammered the private sector for 30+ years. My racket won't last forever which is why I am milking it now.
.
If I live long enough, I'm going to see consolidation within the larger public higher education systems (e.g. CA State v. Univ. of CA system). I'm going to see smaller and middle-sized private institutions close up shop (e.g. the size of Tulane University, New Orleans, and smaller ). Finally, I'm going to see the collapse of the private For-Profit sector schools that don't have a nation-wide footprint (e.g. the culinary art schools or video game programming schools)
.
Here is going to be the key for the demise of my expensive coffee creamer: when corporations and governments hire graduates of these free/low cost offering schools. Until the HR departments let them in, I'm going to be fine--besides the usual political infighting that happens at Big Ed franchises.

Have to agree with that, but noting carless by choice or economics would need to be done as well.

No need to say you're sorry. I know a few "liberal" congregations that have most/all female leadership, and they seemingly cannot get even a homeless man to darken the door for free food. Even social organizations that have a large percentage of female leaders cannot seem to get men to be actively involved in said organizations--even if the organization was historically male driven.

It is a problem, and I'm not sure if people have figured out a solution.
I'm going to see the collapse of the private For-Profit sector schools that don't have a nation-wide footprint (e.g. the culinary art schools or video game programming schools)
For profits have that little niche of taking their slice of the student loan market, selling a dubious product, on non-dischargeable credit. Kind of hard to compete with state and federally subsidized schools, otherwise.
ooo boy. Now the "Interfaith Voices" host is interviewing a, well, ecumenical sociologist? whose specialty is correlation of Meyer-Briggs scores to adoption/attendance
If you want to be or appear inclusive, perceptions matter. Swap out "Man v. Woman" and substitute in "White v. Black" or "Straight v. Gay" If you don't mind being exclusive--which usually is the method that works in Meatspace--then, there is no problem.

Hollande’s party is on course for up to 35% of the vote, roughly the same as ex-President Nicolas Sarkozy’s right-of-center UMP. But Hollande’s Green allies are poised for up to 13% of the vote, an outcome that should secure a majority of seats for the leftist bloc, said the BBC.
The Senate is already controlled by left-wing parties, meaning that a majority in the lower house would put Hollande in a strong position to implement his reforms.

Tommy Chong is 74. It's not all that unusual for a 74 year old to have prostate cancer and it's likely to be slow growing. Chong's doctor may be perfectly OK with marijuana treatment. Not that it'll cure the cancer, but if it makes the symptoms tolerable, there may be less risk from ignoring the cancer than from treating it. (That's not the way that most other cancers are treated of course).
The central bank previously expected growth to be essentially flat in the three months from April through June. If the figures are confirmed it would be the first quarterly contraction since France pulled out of recession in 2009....
The French customs service reported meanwhile on Friday that the national trade deficit deteriorated in April to €5.8 billion ($7.3 billion).
But the public deficit declined by €1.5 billion in April from the same month a year earlier, owing to increased tax revenues and a one-off boost from the sale of fourth-generation telephone frequencies, the budget ministry said.
France managed to reduce its public deficit to €59.9 billion, which "at this point in the year" was in line with a 2012 budget established by the former conservative government, a ministry statement said....
"Exports are generally well oriented, but suffered from hits in the aeronautic sector and a decline in sales of refined petroleum products," the service said in a statement.
"Imports are underpinned by large purchases of energy products, intermediate and capital goods," it added in reference to products often used to manufacture consumer goods and other finished items.
Yep. I view it rather holistically. Many of the religious groups that are suffering a decline are facing the problem on multiple fronts: aging core group, gender absence, and diversification of social options. It is just easier to focus on the obvious stuff like: where are teh menz?!
Making an attainment is the act of "gaining" an eddy further upstream, and is often used as a way to get back up to a play spot, or potentially as a way to get a better approach to the next segment of white water. It is often an essential skill to have in many rescue situations, and in these times there will be little time to "figure it out". It can be quite challenging depending on the attainment(s) needed, and the complexity of the currents, but the basic idea is always the same: using ferry angles to shoot across jets of current into slower eddy water and then using that slower water to climb further upriver. Some key points to consider are:

Not that it'll cure the cancer, but if it makes the symptoms tolerable, there may be less risk from ignoring the cancer than from treating it. (That's not the way that most other cancers are treated of course)."
Mr. Chong, as well a Mr. Buffett, were diagnosed at Stage One, which is very, very early, and has an excellent prognosis, both gentleman will likely die of something else first.
There are four stages to prostate cancer. Most plebeians get diagnosed at a Stage 3 or 4. Patrician usually get diagnosed at a Stage 1 or 2.

It isn't going directly to the banks, it's going through the Spanish government's FROB, which is sort of a hybrid TARP/FDIC. So the money will ultimately flow to the banks, but Spain is the debtor to the Eurozone.

On a Tiny Caribbean Island, Hermit Crabs Form Sophisticated Social Networks [Video]: Scientific American

Yeah, I'm starting to see a shift here as well. They started a little farmers market at the Marina down the street from my job and it's really taken off. They actually had to start another one on Sundays because the Saturday one was so busy. They now do one in town and one on the beach.

My racket won't last forever which is why I am milking it now.

Here is going to be the key for the demise of my expensive coffee creamer: when corporations and governments hire graduates of these free/low cost offering schools. Until the HR departments let them in, I'm going to be fine--besides the usual political infighting that happens at Big Ed franchises.
